What makes Mark ll so different?

The wellness theme is also carried into the apartment design.

Who is the Developer?
Following on from the remarkable success of Stage 1 of St Marks, Developers John Harman and Karen Spires via St Marks Development No. 2 Ltd will be bringing you Mark II. Stage 1 (St Marks) was the Multi-Unit Residential category winner of the 2019 Property Industry Awards.

Who are the design Team?
There is a talented and experienced team bringing the Mark ll vision to life. Buchan Architects, Amelia Holmes Interiors and Natural Habitats have delivered stand-out solutions for the project. You can read more about them on the website. You will also have the opportunity to meet them and the wider project team in person at various events that will be held over the course of the sales and build phases.

When is the build likely to start?

Rock-breaking is expected to begin mid-2020 with construction expected to begin in the 4th quarter of 2020. As is usual for developments of this size, the build is dependent on Mark ll achieving the required levels of sales for bank finance approval. Regular updates as to progress and timing will be made to keep you informed.

When can I move in?
The estimated build programme is around 27 months so once the rock has been removed the countdown begins for our purchasers to receive the invitation to occupy their private sanctuaries. If there are any issues outside the Developer’s control, this time frame may change but in any case, you will be kept well-informed.

The Buildings

Who is the appointed construction company?

Ganellen Construction Ltd is the appointed construction company. Ganellen has been involved in the design from an early stage to advise on buildability.

How many levels will there be in the building?
The Eastside offers 7 levels, many with expansive views of Rangitoto and the leafy Remuera suburb while the Westside is made up of 8 levels which enjoy views of Auckland’s volcanic domes and the beautiful landscaped podium below. Of course the Westside penthouses will enjoy both of these aspects as they look over the top of the Eastside building.

What are the construction materials?

The construction materials are concrete, steel and double-glazed external aluminium window joinery. These contemporary materials have been chosen for their permanence and aesthetic appeal. The buildings will be built to meet or exceed the requirements of the NZ Building Code in all respects.

How many lifts will there be?
There will be 3 lifts in Eastside and 2 lifts in Westside. There are 4 separate lobbies, adding to the feel of privacy and your own personal arrival to your luxurious abode.

Is there parking on site for my guests? Can I purchase extra car parks?

There is no onsite parking for guests, however metered parking is available on Macmurray Road. You may be able to purchase additional car parks if spares are available.

Will Mark ll have EV charging?
Mark II has generous, secure basement car parking on site for its residents and also caters for EV smart charging. Power supply is reticulated for one charger between 2 cars, with the charger to be supplied by the resident.

The Residences

How many apartments will there be in the complex?

There will be 69 luxury residential apartments at Mark II with 34 in the Eastside building and 35 in the Westside building. Between them there is a lush, private, tropical garden with meandering stone pathways and peaceful, private meeting spaces.

Are the apartments freehold?
Yes. All the apartments will have freehold strata unit titles.

You say that Mark II apartments support wellness. Tell me more?
The wellness theme that is established in the Wellness Centre and the common spaces is carried through into the apartments with potable water filtration, air filtration, air-conditioning, above-average internal acoustic design, privacy, security, warm colour palettes and orientation of the apartment to enhance sunlight and views.


What are the finishes?
The flooring in the living spaces and hallways is engineered timber in either bespoke oak-squared parquet or linear design in a unique pattern. The designer kitchens feature timber veneer joinery and European appliances while the tiled bathrooms feature underfloor heating.

Are there any soft furnishings included?
No. Items such as curtains and shelving are shown indicatively on the plans but are not provided by the Developer. Support above the ceiling for curtains is provided.

Can the Developer change the specifications?

Yes, changes can be made if Council requires changes or if materials are not available. If materials are changed, they will be as near as reasonably practicable and of equal or better quality and value to those shown on the plans and in the outline specification.

Is there a warranty period?
You have a 90-day period from the date of settlement to advise of any known issues at settlement. This is in addition to the Developer’s obligations under the Building Act 2004.

You will be covered by the contractor’s normal warranty and the workmanship and materials warranties held by the Body Corporate.

Management and Curation

Tell me about the Body Corporate and who manages it.

The Body Corporate controls the administration and general running of Mark II. It is responsible for all general maintenance and upkeep of the building and common spaces. The Body Corporate will also maintain all common gardens and landscaping including those on units’ patios, terraces and roof gardens to protect amenity value. This will be included in the Body Corporate Rules.

The Body Corporate is also responsible for administering health and safety compliance, obtaining a Building Warrant of Fitness and building insurances. (You will need to take out your own contents insurance.)

The Body Corporate and proceedings of Body Corporate meetings are governed by the Body Corporate Rules and the Unit Titles Act. Draft Body Corporate Rules are available upon request.

You will be able to attend Body Corporate meetings and after the first 12 months you will have a vote in the various affairs and matters considered by the Body Corporate at its Annual General Meeting. The Body Corporate will have a committee made up of elected owners. They will be responsible for running the Body Corporate. The committee will engage a professional Body Corporate management company to ensure that all matters are attended to on the members’ behalf.

What are the Body Corporate fees?

The approximated fees are relative to the value of each apartment and are available at the Show Suite.

All costs incurred by the Body Corporate in managing and paying for the upkeep, repairs, maintenance (including replacements) of all common areas and gardens, building insurance, gardening, cleaning of communal spaces, Wellness complex and residents’ services, and the general management and administration of the Body Corporate will be included in the Body Corporate costs. These will be ‘levied’ to owners. The Body Corporate will be tasked with ensuring that all costs are reasonably and properly incurred and these costs will be transparent and audited yearly or as agreed by the Body Corporate.

Rates are payable in addition to Body Corporate fees.

What do you mean by Curation?

For the first year, John Harman will head the Curation Committee of the Body Corporate to arrange the weekly health and wellness classes in the Wellness Centre as well as the monthly community events including wine tastings, dinners and activities.

Who is the Building Manager?
The Body Corporate will appoint a Building Manager who will be responsible for the day to day management of the common spaces and its shared services. The Building Manager will be on-call 24 hours a day, 7 days a week. At the time of writing, the intent is to appoint Andersaint Building Managers who are doing a brilliant job of the Building Management for Stage 1.

The Purchase Journey

How do I secure the apartment that I have chosen?

Can the price increase from what is agreed? Is GST included?
No, the price will not change. All prices are GST inclusive.

What upgrades are available?
Purchasers can select alternate appliances from the outline specification at an additional cost, and have the option of selecting one of two kitchen finishes which may incur additional cost.

Is my deposit secure?
Yes, the deposit will be securely held in a stakeholder’s trust account.


Will I earn interest on my deposit?
Yes, interest earned on your deposit will be credited to you on settlement of your purchase. Bank Bonds are also acceptable.

Will you keep me updated as to progress and timing?
Absolutely. Regular updates and communications will be sent to you, as well as invitations to visit the Show Suite to hear from the team throughout the build.

Living Here


Will it be quiet?
The apartments exceed the Building Code internal acoustic requirements of 55 STC by being designed to meet 60 STC, delivering a dramatic improvement in the quality of the apartments. Penthouse apartments have a bespoke design to meet STC 65.

Will I feel safe living at Mark ll, both day-to-day and longer term?
Yes, Mark ll has a full range of security arrangements including closed-circuit video surveillance. The immediate neighbourhood has its own quiet, refined character. You can feel safe all year round surrounded by established homes, medical practices and some of Auckland’s finest educational institutions. Further, the lifts at Mark II are designed to fit an ambulance stretcher so in the event of emergency, the emergency services can quickly and easily get to and from your apartment.

Will pets be allowed?
Mark II is pet-friendly with the approval for well-behaved pets at the discretion of the Developer prior to settlement and the Body Corporate thereafter. Limitations on the permissible number of fish and birds are set out in the draft Body Corporate Rules. If pets cause a disturbance the right to keep them can be revoked.





Is the pool heated?

Yes the pool will be heated year-round. The flooring around the pool will also be heated when appropriate to enhance the wellness theme of the complex.

Do we have access to all of the facilities?
Yes, residents of Mark II have access to the park-like garden courtyards, wine room, wellness centre with lap pool, spa pool, sauna and outdoor shower, exercise, stretching and yoga room, and club lounge with cinema dining versatile entertaining/meeting area.

How does the wine cellar work?
Residents will be able to hire space in our state-of-the-art temperature controlled wine cellar. Residents will also have access to the wine room for private dining and tasting.

What’s it like for transport?
Southern motorway access is one minute away. In two minutes, you can be on the Northern/Western motorways at Gillies Avenue. The Inner and Outer link buses in Nuffield Street are five minutes’ walk, Remuera Road bus routes are 2 minutes’ walk, and Newmarket Train Station is a five minutes’ walk where trains will have you downtown 15 minutes after leaving your apartment.

How will the Wellness amenities be managed? Are they free to use?
The various rooms in the Wellness centre will be managed through the Body Corporate. Usage is likely to be through a booking system managed by the Body Corporate with a certain allocation of free usage as determined by the Body Corporate rules.



Do residents have access to the roof gardens?

No, these form an exclusive sanctuary for the penthouse apartments. However, they add to the whole spectacular vision
of Mark II.

Is there good coffee close by?
Very close by, in fact residents can enjoy their own private lobby Cafe with an in-house barista, and Snö Café is located in St Marks.

Will Mark ll welcome children?
Yes, Mark II is a place for all your family. The pool, barbeque and private dining facilities are designed to support time and enjoyment with family and friends of all ages.

Are the apartments wired for high-speed broadband and Sky TV connections?
Yes, all the apartments are wired for high-speed fibre internet and Sky TV connections to the living room, media room (if provided) and master bedroom. Owners and residents are free to choose and pay for their own selected service providers for satellite television, telephone and internet.

Will I be able to store larger items?
Yes, storage lockers are available in the parking basement for any larger items you may have.

Can I rent out my apartment?
Yes you may rent out your apartment on a medium to long term basis. Short term rentals like Air BnB are prohibited under the Body Corporate Rules.
